The hardest step is setting yourself apart. There are very few barriers to entry to becoming a realtor. So it's important to get very good at the basics. Understanding the market and area, why are people buying there? What are the best schools, what are the more/less affordable areas? How do you build a network to other selling / buying agents?

Initially it will be a lot of hard work, primarily as a buyer's agent as you will have to build your business/reputation taking people on house tours to find what they want.

In addition, as buyer's get more information, it's much more difficult to demand 3% commissions (split of traditional 6%) as people have access to MLS and open houses.

Heath recommends the following next steps:

Learn all the requirements for becoming licensed
Interview a handful of agents in the area, what works and what doesn't, how did they get started?

I think the hardest part is finding quality leads and bringing in consistent business. The real estate market is always shifting—ups and downs are just part of the game. Like Heath said, you really have to stand out and make sure your clients feel confident in you. That trust makes all the difference.

You’ve also got to stay motivated even when things slow down. It takes persistence, follow-up, and a lot of behind-the-scenes effort that most people don’t see. Building relationships and keeping your name out there consistently is key to staying in the game long-term.
