Hi Amilliyon,

As you already know there’s more than one type of appraiser. In real estate, there are private appraisers and property tax appraisers who work for government agencies. I was a government appraiser working for a county in California.

My job was to figure out the fair market value of properties so property taxes were calculated fairly and accurately. That comes into play when ownership changes—like a sale or inheritance—as well as when there’s new construction, whether it’s building a brand-new home or adding onto an existing one. It also affects the annual tax bill property owners receive each year.

I can’t really speak to building a customer base since my work was in the public sector. But you might want to check out websites for professional organizations like the Appraisal Institute or the American Society of Appraisers—they’re a good place to start.
