It's highly competitive, so be prepared for it. A friend of mine once told me you wind up having two kinds of people in your life: clients and prospects.
Explore what kind of agent you may want to become: retail (such as residential) or commercial. Regarding commercial, then you can consider sales and/or leasing (office, apartments, industrial, etc).
Early in my career, I took a real estate licensing course at a local community college just to build on some knowledge. I was living in New York City then.
What I didn't have to watch out for, but you certainly will, is how the internet and AI will change the real estate agent business. Used to be if you wanted to transact in real estate, you pretty much needed and agent both on the buy or sell side. The web and AI have and will continue to move the model away from that and have more buyers and sellers (or lessors and lessees) interact directly.

Hi Bosco! Even though I'm not a real estate agent myself, my career in consulting and industry has taught me lessons that directly apply. The biggest thing is don't underestimate the power of relationships and learned that people don't just buy a product or a house, they buy trust in you. One rookie mistake a lot of people make is focusing too much on closing deals and not enough on actually listening to what the client needs, so always put the client first. Another thing I wish I had done sooner is invest in certifications and education early on, because credentials give you instant credibility and set you apart from the competition . In real estate that means getting your license as soon as you can, learning your local market inside and out, and studying marketing since so much of it is about how you present properties. Don't be afraid of the slow start either because if you stay consistent, build your network, and treat every client like your most important one, the referrals will come. Congrats, you're already ahead of the game just by asking these questions!
