Your clients will be anxious about their decision. As their advisor, you can help to settle their fears by letting them know what to expect.

Your best clients will come back to you time and time again. They might also send referrals your way!

Make sure you spend time honing your listening skills to understand precisely what your clients are looking for. This will make it easier to help them find their dream home. Everyone's expectations are different so it is very important to approach each client with an open mind.

Seek out Real Estate investors not primary home buyers. Do your best to understand their underwriting model and find properties that fit their criteria.
You will sell an investor many houses while you will only sell one to primary home buyer.

A great way to get better at closing deals is to take time to understand what the customer wants upfront. Ask a lot of questions, be curious.

For example, if you are trying to help someone find a new house, you could create a questionnaire to really get to know their likes and dislikes ahead of time.

If you show them a property that doesn't include something they specifically said they were looking for, make sure to acknowledge that upfront and explain why you still thought they would like to see the property.

An open line of communication will ensure that you are able to understand what's working and what isn't so that no one's time is wasted.

Great answers already on this question. Effective and open communication is absolutely key. Selling homes requires a level of trust and honest communication that goes beyond a typical business transaction.

Taking the time to genuinely understand customer needs and wants is step 1, gaining a thorough understanding of what options exist in terms of both housing and financing is step 2, and being able to clearly and confidently present those options to the client is step 3. This 3 step process is an oversimplification but gives a high level perspective.

How can you sharpen your skills? Network with folks in the industry and GET IN FRONT OF REAL LIVE CUSTOMERS. The only way to truly sharpen your abilities is to get in front of clients and start getting experience. There's no time to be scared of failure! Try, succeed/fail, learn from your experience and move on.

So far I've mentioned improving your knowledge base and gaining experience as two crucial steps to success. Lastly, I'll mention 2 soft skills that are equally important: establishing trust and maintaining relationships. Without trust, you'll find it nearly impossible to get deals done. The trust comes from 2 directions- the customer believing you have their best interest in mind and the customer believing that you are aware/educated on the best options that exist. Maintaining relationships is key to establishing yourself as a local/regional player. Get to know your clients on a personal level and find common ground. Keep it professional but establish personal connections when appropriate and possible. Buying a home is a very personal decision.
